There is NO access easement up the private driveway to the southwest corner of Parcel 3. Access to Parcel 3 is from Abbott Road.

The lease contains a Right of First Refusal by the current tenant. The tenant has 30 days to exercise that right.

Buyer(s) will be responsible for one-quarter of the seed costs for 2020 PULSE crops and beyond, per lease.

If adjoining parcels are purchased by different buyers, a survey will need to be done to create separate tax parcels and establish corners.

If adjoining parcels are purchased by different buyers, the buyers will need to work with the FSA office to create new Farms/Tracts as needed.

Bidders are encouraged to only bid on the combinations they want to own. For example, if you only desire to own the parcels in their entirety, then only bid on the entirety – not on individual parcels.

The buyer on the Purchase and Sale Agreement will be the same as the successful registered bidder. The Purchase and Sale Agreement will not be split between different buyers.
